East All which Premises Parcell or reputed Parcell of the said Mannor of Richmond ats West Sheen were by his Majts. said late Royal Father by his Letters Patents bearing date at Westminster the 27th. day of April in the Eighth Year of his Reign Granted and Demised to his Majesty then being Prince of Wales for the Term of Ninety nine Years from the 10th. day of February then last past if his Majty then Prince of Wales her Majesty then Princess of Wales and her Royal Highness the Princess Anne their Daughter or any of them should so long live, which Estate and Term by the said Letters Patents Granted and Demised did upon the descent of the Crown to his [[symbol]] Majesty become merged and extinguished And also all other Lands Tenements and Hereditaments whatsoever Granted or Demised to his Majesty by the same Letters Patents And also all and singular Edifices and Structures whatsoever Erected in or upon the said Premises or any part thereof with their and every of their appurts [[symbol]] Together with all Rents Revenues Ways Passages Water Watercourses Profits [[symbol]] Commodities Advantages Emoluments and Herditaments whatsoever to the said Premises or any part or Parcell thereof in any wise belonging or appertaining To have and to hold the said Mansion House Lands Tenements and Hereditaments and all and singular the Premes [[symbol]] Parcell or reputed Parcell of the said Mannor of Richmond ats West Sheen with their and every of their Appurtenances unto the said Sr. Spencer Compton Sr. Robert Walpole, and Sr. Robert Eyre their Heirs and Assigns To the only Use and behof of his Majesty for and during the term of his [[symbol]] natural Life and after the Decease of his Majesty in case her Majesty shall him survive Then to the use of the said Sr. Spencer Compton Sr. Robert Walpole and Sr. Robert Eyre and their Heirs during the Term of her Maj.'s Natural Life upon this Trust and Confidence that the said Sr. Spencer Compton Sr. Robert Walpole and Sr. Robert Eyre their Heirs and Assigns shall permit and Suffer her Majesty and her Assigns to have Possess use and Enjoy the said Mansion house Lands Tenements and Hereditaments and all and singular the Premises last mentioned with their and every of their Appurts [[symbol]] during the Term of her Majesty's Natural Life to and for her own benefit and behoof and [[catchword]] from [[/catchword]]
